Save time, hassle, headache, uncertainty, and getting yourself into possible legal predicaments by hiring the right agent to list your home. (You have a full time job, right? Well you do yours and let me do mine – which is to bring you smoothly to the closing table!)
The benefits of hiring the right agent are many, but have you considered:
- that when you accept an offer from a buyer you have just then entered into a legally binding contract that is hard to get out of as a seller?
- what the contract says and means?
- what to leave in your home for showings and what to remove for safety reasons?
- not to accept buyer love letters because you could be inadvertently violation fair housing laws?
- how to vet the people walking through your home during a showing or open house?
- how to vet pre-qualification letters and lenders from buyers?
- how to choose the best offer of many?
- what the normal earnest money amount is, inspection timeline is or repair requests are, normal appraisal and lending timelines are, etc?
- what title company in the area best suites your needs, at the lowest cost?
- what to do if the buyer’s appraisal comes in low?
The list could go on with about 187 considerations, but these are just a few to get you started. If you have an answer for each of the questions above, then you may be ready and able to sell your home on your own, and I would say you would just have to consider if you’re up for the time commitment and possible stress that will ensue once your home is listed. Some of you are up for the challenge, and for that, I applaud you.
If, however, you don’t have a good answer for some of the questions above, then you may want to rethink the option to try to list and sell your home on your own.
